Classifications of renters

The following is my opinion based on my interactions and experiences dealing with varied individuals, working as a maintenance worker for almost 6 years. There may or may not be actual classifications of renters that relate to the real-estate markets or the rental market.
My list.
Class A. Corporate / Business, Wealthy
Class B. Blue collar /
Class C. Lower income
Class D. Problem renters

Class A: White collar.
Good credit
High end, high earner paychecks
Higher education / College
Your typical exec, career minded person
Has high expectations for the property
Alcohol user?
No criminal back ground
Follows rules of property
Possible US Military Vet

Class B: Middle class. White collar / Higher paid Blue collar workers:
Usually good credit
High school / trade school education
May have families
Work in high end assembly / Big companies involving various trades
Little to no criminal background
Alcohol / marijuana use?
Follows rules of property
Typically Former US Military vet

Class C: Blue collar worker:
Restaurant / fast food workers
Can be employed in varied trades not related to food prep.
High school or ged education
Limited to high criminal history
Fair to bad credit
Has families or single mom or dad.
Alcohol / drug use
Follows rules of property
Formerly US Military vet

High school, Ged or other education
Wont work, cant work, Works part time depending on situation
Depends on government assistance or the assistance of other sources

Higher criminal record, May have warrants
Mental health issues
Drug, Alcohol abuse
Bad credit
Has multiple kids with various persons
Won’t follow rules of any property
May or may not be a illegal immigrant
Red neck
Ghetto / hood rat
Anarchist / antinomian

I am avoiding any conversation of race in this post for varied reasons.
NO one race is problematic. ALL races have the so called problematic individuals who are redneck, ghetto / hood rat, antinomian / anarchist who don’t want to get along with others or follow the rules of the property. So no I’m not going to do that blame game.
In the real-estate world my classifications don’t actually exist. And yes I did look that up. At best, having good credit and a lack of criminal record are the best indications of a good renter.
